The villa is yours under a sale and purchase agreement, the land is leased 30 + 30 + 30 years, and you pay 2–28–20–20–20–10% as the villa is built.
01How you own it
Two registered contracts: the villa and the land under it
The on-site management company runs a rental programme for owners: bookings, check-ins and in-villa services. Ask us for its terms in writing.
- 01The villa is yours
You buy the villa building under a sale and purchase agreement; ownership is registered at the Phuket Land Department in your name.
- 02The land: 30 years + 30 + 30
The plot under the villa is leased to you for 30 years with two 30-year renewals written into the contract. The lease is registered at the Land Department.
- 03Rent, sell, pass on
You can rent the villa out, sell it or leave it to your heirs. We walk you through both contracts before the reservation.
02Payments
2% to reserve, 28% at the contract, the rest as the walls go up
Every payment after the contract waits for a finished construction stage, so over a 12–18-month build you pay roughly every three to four months. Individual plans are possible.

Stage months on the timeline are an estimate from the build time of each plot; every payment waits for its stage.
03Fees and taxes
What you pay besides the price
- Common feeCovers the estate grounds, your garden and your pool care; the billing period comes in your offer

- Sinking fundTHB 108,000 for the 360 m² villa on plot 8
- THB 300 per m², once
- Transfer taxes and feesAll registration taxes and fees at the Land Department

- Furniture and décor packageThe villa is handed over finished with its kitchen, bathrooms, built-in furniture, lighting and air-conditioning
